Step 1: Discovery -- Where Tyler Actually Listens (Not Just Quotes)

What happens:

When you first reach out, you won’t get shuffled through layers of sales staff. You’ll start with a conversation – usually with Emily – so we can understand what you’re planning and send you to gather the right details.

We'll have a conversation -- either by phone or face-to-face at our office -- where we dig into what you're really after:

  • What does your dream home look like?
  • Where's your block? (On acreage? In town? What's the orientation?)
  • What's your budget -- realistically?
  • Is this your forever home or something you might sell down the track?
  • What frustrates you about homes you've lived in before?
  • What makes a home feel comfortable to you?

Then we sit down for a free consultation where Tyler gives you honest guidance -- even if it means telling you we're not the right fit or your budget needs adjusting

Step 2: Concept Design & Budget Estimate -- So You Don't Fall In Love With Something You Can't Afford

What happens:

Once we're aligned on the basics and you decide to move forward, we move into creating a preliminary concept design and a realistic budget estimate.

We sign a Concept Agreement (covering this initial design phase), and then Tyler and Emily work together to develop a floor plan that shows you exactly what your home could look like:

  • How the rooms flow and connect
  • Where everything sits on your block
  • How it captures breezes and works with your orientation
  • How it suits your family's actual lifestyle (not just how it photographs)

Emily gathers your inspiration photos and works with you to understand your style, your must-haves, and what "home" feels like to you.

Tyler makes sure the layout works practically -- for Townsville's climate, for airflow, for the way your family will actually live, for your block's sun path and prevailing breezes.

If you're on acreage, we'll consider things like:

  • Shed placement and access
  • Outdoor living zones that actually get used
  • How to capture views and breezes
  • Future provisions for pools, workshops, or kids' play areas

Within about two to three weeks, you'll have a concept floor plan and a preliminary budget estimate.

This protects you from the heartbreak of spending $15,000-$20,000+ on full architectural plans, only to discover the home you want costs $200,000 more than you can afford.

Step 3: Detailed Design & Fixed Price Proposal -- Where Everything Gets Locked Down (So There Are No Surprises)

What happens:

Once you're happy with the concept and the budget feels right, we move into the detailed design phase.

We sign a Preliminary Building Agreement that covers:

  • Full working drawings (through our building designer)
  • Structural engineering for North Queensland cyclone conditions
  • Energy efficiency certification
  • Detailed selections and finishes with Emily
  • A fixed price proposal you can actually rely on

Here's where the Tyler-Emily partnership really shines:

Emily guides you through every selection decision -- tiles, colours, fixtures, appliances, external cladding, flooring, tapware, lighting. She makes sure your choices are cohesive, stay within budget, and actually create the feeling you're after.

She even asks questions like "How tall are your shampoo bottles?" when designing bathroom niches -- because your home should be functional for how you actually live, not built to generic specs.
When one client couldn't decide on external cladding from small samples, Tyler didn't push her to "just pick one." He built a sample wall with different cladding options so she could see exactly how each would look on her actual home.

That's the level of care you get.

Tyler stays involved with the building designer to make sure they understand exactly what you want. We want them talking to us, not just to you -- so nothing gets lost in translation.

"We work through it together," Tyler explains. "Instead of coming up with an idea in the office and then having to make it work in construction, we work together for the best outcome."

At the end of this phase, you get a fixed price proposal. Not a vague estimate. A real number you can rely on.

Step 4: Contract, Approvals & Getting Ready To Build

What happens:

Once you're happy with the detailed design and the fixed price proposal, we sign the building contract and lodge your plans with our private certifier and council for building approval.

You'll pay a deposit at this stage (which covers things like QBCC insurance and QLeave).

While we're waiting for council approval, we're already working behind the scenes:

  • Scheduling your trades (remember -- many have worked with us for 10+ years)
  • Booking your construction slot
  • Ordering long-lead items
  • Setting up your client portal

We set you up in our Buildxact client portal so you can:

  • Access all your documents (contract, plans, warranties)
  • See weekly progress updates with photos
  • Review written summaries of what happened each week and what's planned for next week
  • Communicate with Tyler and Emily
  • Track invoices and payments

All in one place. No chasing. No confusion.

Step 5: Construction -- Where Your Home Comes To Life (And Tyler's Personal Oversight Makes All The Difference)

What happens:

This is where your home comes to life -- and where our approach makes the biggest difference.

Construction happens in clear stages, with Tyler personally overseeing every phase:

Base Stage

We prepare the foundation -- either a concrete slab or structural steel and floor bearers if you're building on stumps.

Tyler coordinates the certifier inspection to make sure everything is exactly right before we move forward.

Frame Stage

The insulated timber frame goes up -- including all the structural components, cyclone-rated tie-down rods, engineered bracing, and roof structure.

This is where you'll see why we prefer timber-frame construction:

  • Flexibility if adjustments are needed (concrete block doesn't give you this option once it's up)
  • Natural breathability that helps your home stay cooler
  • Lighter weight that reduces foundation costs on difficult sites
We do a frame stage walkthrough with you

so you can actually walk through your home and visualise how everything will feel -- room sizes, flow, sight lines, how the breeze will move through.

This is also when Emily checks that design decisions are working in reality (not just on paper), and when we can still make minor adjustments if needed.

Something you absolutely cannot do with concrete block construction.

Lock-Up

External cladding, cyclone-rated windows, and roofing go on. Your home is now weatherproof and secure.

Fixing Stage

This is where everything inside happens -- plumbing, electrical, plasterboard, cabinetry, bathroom tiling, internal doors, skirting, architraves.

Your home starts to look finished. Emily stays involved to make sure selections are being installed correctly and the design vision is coming together.

Practical Completion

Final touches -- painting, floor coverings, fixtures and fittings, air conditioning, final clean, landscaping (if included). Everything that makes your home ready to move into.

Throughout construction, you get:

Weekly photo updates through your Buildxact portal showing exactly what's been done

  • All your certificates and warranties
  • Instructions for maintaining your home
  • Contact details for trades and suppliers
  • Warranty information

If there's anything that needs a minor tweak or adjustment, we fix it. No arguments. No excuses.

We also provide:

  • 6-month maintenance warranty
  • 6-year construction warranty

So you're covered well beyond the day you move in.
